What is Landlords' Insurance?

Landlord insurance (often called a dwelling fire or DP-3 policy) protects owners who rent out a home, duplex or small multi-unit building. It covers the structure, property you keep on site for tenants to use, your liability if someone is hurt on the property and, in most cases, the rent you lose if a covered loss makes the home unlivable. A standard homeowners policy usually won't cover a home you rent out, so rentals need a policy built for them.

What is Usually Covered With Landlord Insurance?

Most landlord policies cover damage from fire, lightning, wind and hail, theft, vandalism and sudden water damage like a burst pipe. Common options include loss of rental income, premises liability, vacancy coverage and ordinance or law coverage. Flood and earthquake are usually excluded and need separate policies. Because we compare 50+ carriers, we can fit coverage to your properties, whether you own one rental or a full portfolio.

Landlord policies don't cover your tenants' belongings or their personal liability. Ask tenants to carry renters insurance, and consider requiring it in your lease.
