What Is Homeowners Insurance?

Homeowners insurance pays to repair your home and replace your belongings after a covered loss. Common examples are fire, wind, and hail. It also covers you if someone gets hurt on your property and sues you. Most mortgage lenders require it.

What Does a Standard Homeowners Insurance Policy Cover?

Most homeowners insurance coverage is split into six parts:

  • Dwelling (Coverage A): the house itself
  • Other structures (Coverage B): fences, sheds, and detached garages
  • Personal property (Coverage C): furniture, clothes, electronics, and other belongings
  • Loss of use (Coverage D): hotel and living costs if you cannot live at home during repairs
  • Personal liability (Coverage E): lawsuits if someone is hurt or you damage their property
  • Medical payments (Coverage F): small medical bills for guests hurt at your home

What Are the Types of Homeowners Insurance?

Policies are labeled with "HO" forms. Here are the types of homeowners insurance you will see most in Oklahoma:

  • HO-3: Who It Is For: Most single-family homeowners. How It Covers: Home covered for all risks except exclusions; belongings covered for named perils
  • HO-5: Who It Is For: Newer or higher-value homes. How It Covers: Home and belongings both covered for all risks except exclusions
  • HO-4: Who It Is For: Renters. How It Covers: Belongings and liability only
  • HO-6: Who It Is For: Condo and townhome owners. How It Covers: Interior walls, upgrades, belongings, and liability
  • HO-8: Who It Is For: Older homes that cost more to rebuild than they are worth. How It Covers: Named perils, often actual cash value
  • DP-3: Who It Is For: Rental homes you own. How It Covers: Dwelling coverage for landlords

What Is HO-3 Homeowners Insurance?

HO-3 homeowners insurance is the most common policy in the country. It covers your house on an "open perils" basis, meaning anything not excluded is covered. Your personal belongings are covered for a list of named perils, like fire, theft, wind, and hail.

What Is HO-5 Homeowners Insurance?

HO-5 homeowners insurance is a step up from HO-3. It covers both your home and your belongings on an open perils basis. That means more types of losses to your stuff are covered. HO-5 policies are usually offered on newer, well-kept homes and cost a bit more.

What Is HO-4 Renters Insurance?

HO-4 renters insurance covers your belongings and personal liability when you rent a home or apartment. Your landlord's policy covers the building, not your stuff. Renters insurance is one of the most affordable policies you can buy.

What Is HO-6 Condo Insurance?

HO-6 condo insurance covers the inside of your unit, your belongings, and your liability. Your HOA's master policy usually covers the building's exterior and common areas. Read your HOA bylaws to see where their coverage stops and yours starts.

What Is Not Covered by Home Insurance?

Standard policies leave out some big risks. The most common exclusions are:

  • Flood: requires a separate flood policy
  • Earthquake: requires an add-on or separate policy in Oklahoma
  • Wear and tear: old roofs, slow leaks, and maintenance issues
  • Mold: often excluded or limited
  • Sewer and drain backup: usually needs an endorsement
  • Business property: home-based business gear may need extra coverage

Does Home Insurance Cover Hail and Wind Damage in Oklahoma?

Yes, most Oklahoma home insurance policies cover hail and wind. Many carriers now use a separate wind and hail deductible. It is often 1% or 2% of your dwelling coverage. Know your deductible before storm season.

For example, on a $400,000 home, a 2% deductible is $8,000.

What Factors Affect Home Insurance Rates?

These are the biggest factors affecting home insurance rates in Oklahoma:

  • Age and condition of your roof
  • Your home's age, size, and construction
  • Your location and distance to a fire station
  • Your claims history
  • Your credit-based insurance score
  • Your deductible
  • Discounts like bundling home and auto, impact-resistant roofs, or security systems

Does Your Credit Score Affect Home Insurance?

Yes. In Oklahoma, most carriers use a credit-based insurance score when they price your policy. Better credit usually means a lower premium. The link between credit score and home insurance is one reason two neighbors with similar homes can pay very different rates.

What Is the Difference Between Replacement Cost and Actual Cash Value?

Replacement cost pays what it costs to repair or replace damaged property with new items of similar quality. Actual cash value takes off for age and wear, so you get less. Many Oklahoma policies now pay actual cash value on older roofs, so read your roof coverage closely.

How Much Home Insurance Do I Need?

Insure your home for what it would cost to rebuild, not what it would sell for. Rebuild cost includes labor and materials, which have gone up a lot in recent years. Ask your agent to run a replacement cost estimate and review it every year.

Does Home Insurance Cover a Roof Replacement?

It depends on why the roof needs replacing. If hail or wind damaged it, your policy usually helps pay after your deductible. If the roof is simply old or worn out, that is maintenance and is not covered. Some carriers also limit coverage on roofs over a certain age, so ask how your policy handles your roof.

Do I Need Flood Insurance in Oklahoma?

Standard homeowners insurance does not cover flood. Flash flooding happens across central Oklahoma, even outside mapped flood zones. If water could reach your home from heavy rain or a nearby creek, a flood policy is worth a look. Most flood policies have a 30-day waiting period, so do not wait until a storm is coming.

Does Home Insurance Cover Foundation Problems?

Usually not. Cracks from settling, shifting soil, or poor drainage are treated as wear and tear. Foundation damage caused by a covered event, like a burst pipe, may be covered. Oklahoma clay soil moves a lot, so watch for new cracks and fix drainage early.

Does Home Insurance Cover Theft Away From Home?

Yes, in most cases. Personal property coverage usually follows you, so items stolen from your car or a hotel room can be covered. Jewelry, firearms, and collectibles often have low limits. You can schedule those items for full coverage.

What Happens After I File a Home Insurance Claim?

Here is the usual process:

  1. You report the claim to your carrier or your agent.
  2. An adjuster inspects the damage.
  3. The carrier sends an estimate and explains what is covered.
  4. You pay your deductible, and the carrier pays the rest up to your limits.

At Miner Family Insurance, we help you file and track your claim through our system. Claim time? We are in your corner, every step of the way.

Why Are Oklahoma Home Insurance Rates So High?

Oklahoma sees a lot of hail, wind, and tornado losses. Repair and roofing costs have also climbed. Carriers price for that risk, which is why Oklahoma home insurance often costs more than the national average.

How Can I Lower My Home Insurance Premium?

  • Bundle home and auto with the same carrier
  • Install an impact-resistant (Class 4) roof
  • Raise your deductible if you can afford it
  • Add monitored security and smoke alarms
  • Shop your policy with an independent agent at renewal

Why Use an Independent Agent for Home Insurance?

A captive agent can only quote one company. As an independent agency, Miner Family Insurance compares homeowners insurance from multiple carriers in one call. We also help you file claims and stay with you until they are resolved. There are no fees to work with us.
